Real estate investments

Another important aspect is real estate investments. Very often they are considered ballast in the balance sheet which absorb finance and give it back with their sale. Sale that allows, with the proceeds, to improve the income statement of a company. The approach in the sector, within a fairly long chain of real estate operators, focuses on economic professionals (commercial, tax, administrative, financial experts) and on real estate management companies (enhancement, development, promotion, services). Generally for a good purchase we take into consideration the logistics and positioning of the property, the innovation of the property and home automation (if any), adherence according to the Green House Directive approved in March 2023, the energy aspects, if The property has been given as collateral to banks or suppliers and whether it can be considered a “commodity real estate” or a “trophy real estate”. All these aspects, whether existing or not, affect the realization price. Very often, in order to have a good ROI – return on investment – we use to buy minor real rights (for example usufruct) rather than full ownership. And this aspect can also be useful for the selling party to satisfy temporary financial needs to which banks sometimes do not provide the required support (because there is over-indebtedness in the Central Credit Register, etc…). And without stripping forever of the real estate to which they may be linked by affection or by different investment foresight.
